As an engineer, that's not a footnote, it's the first thing I look at: flood construction levels, drainage, and how a property sits relative to the dike system matter as much as the finishes inside. Buyers here are often choosing between a heritage home in Ladner Village, a coastal property near Boundary Bay, and a newer build in Tsawwassen Springs, and each comes with its own site considerations.
